Crosthwaite Grove is a private enclave of three exquisite family homes. The driveway to the front of the house is finished with sandstone gravel which ties in with the high specification Vandersanden Toscane yellow handmade brick imported from Belgium. The external finish is completed by hardwood timber cladding, natural standing seam zinc finish to the bay window covers and rear roof together with coloured maintenance free render. The outside area is completed by wrap around granite paving and landscaped designed front and rear garden.

Internally the house has been finished to the highest of specifications to ensure every last detail is thought throughout from not only an aesthetic view point but a functional – liveable one also.

Upon entering the house there is a light-filled double height void which opens up to the first floor landing. There is a large picture window which enables light to flood the wide hall and entire upstairs landing area. Finished in neutral natural paint the entrance is complemented by the wide board Oak finish flooring which extends from the hall into the downstairs office, cloakroom and further into the open plan dining/living room.

The ground floor flooring is complete with natural finish tiling to the guest W/C, kitchen, pantry utility and storage area. The living room with large bay window is completed with a granite fireplace and carpet floor covering. The rear south west facing open plan living/dining/kitchen area is interconnected with the landscaped garden with full height double-glazed folding doors.

The kitchen is a contemporary Neptune design hand-crafted by Karl Cullen from Co. Wexford. Finished to the highest quality specification the hand painted units include features such as soft-closing doors and drawers, birch carcass, dovetail joints and designer stainless steel handles from Buster and Punch, London. A large ceramic sink with a stainless steel Quooker instant hot water tap completes the kitchen.

There are integrated Miele appliances as standard including: Induction Hob, Slimline extractor hood, Combination Oven & Microwave, Single Oven, Warming drawer, Integrated dishwasher, Wine fridge, Integrated full height fridge and Integrated full height freezer. The Utility / Pantry is also a hand-crafted Neptune design with ample storage and includes a deep Belfast sink with Navitis Black Spray tap, N 8kg tumble dryer and 8kg washing machine.

Countertops are 30mm silestone Calcutta gold and the centre piece island unit is completed with a raised solid timber ‘L’ shape breakfast counter.

Lighting through-out features a mix of traditional pendants, recessed LED spots, wall-mounted fixtures and recessed LED strip lighting which extends up the stairwell illuminating the wood and carpet runner finish. There is sensor lighting in both the bathroom and master en-suite.

One of the stand-out or ‘stand-on’ items is the glass floor panel in the landing adding to the contemporary feel of this magnificent family home.

Solid concrete floors throughout ensure optimum sound insulation between the living and bedroom space.

The first floor comprises of five large double bedrooms three en-suite and a large family bathroom. The master bedroom features a walk-through wardrobe in to a large en-suite with his and hers sinks.

All bedrooms benefit from handcrafted full height fitted wardrobes by Karl Cullen. They are finished in Farrow & Ball wevet paint with soft-closing doors and recessed LED lighting internally. All en-suites and bathroom are finished in high quality tiling with Roca sanitary ware and square black Mier taps and shower fittings specifically sourced and imported from Australia.

The sense of space is helped by the 9 ft high ceilings on both the ground floor and the first floor. There is extra high doors throughout the ground floor.

The heating system is an energy efficient Daikin air-to-water all zoned system with a 230 litre hot water tank. Both hot and cold water systems are fully pressurised. There is underfloor heating on the ground floor and contemporary radiators on the first floor. All en-suites and the family bathrooms have devimats that provide thermostatic controlled underfloor heating in these spaces. Cat 6 cabling is provided through-out and the house was certified Gold by the newly introduced CommsGrade rating. This verifies that the communications facilities are of the highest standard.
